Frequently Asked Questions

Answers to the questions we hear most often from landlords, investors and business tenants about our commercial real estate management services in London.

A commercial real estate manager handles the day-to-day running of an income-producing property on behalf of the owner. That covers tenant communication, rent collection, arranging repairs and maintenance, coordinating contractors, reviewing service charge budgets, and keeping the building compliant with fire safety and health regulations. Our team at Lurimu also prepares financial reports so owners can see occupancy, arrears and maintenance spend at a glance. We currently manage retail units, small offices and mixed-use buildings across 3 areas of London, and each property is assigned a single point of contact who knows the building and its tenants directly.

We work with retail units on high streets, small to mid-size office suites, light industrial and warehouse space, and mixed-use buildings that combine ground-floor commercial units with residential flats above. Since 2020 we have completed 355 individual management and maintenance jobs across these property types. We do not currently manage large shopping centres or agricultural land, since our 7-person team is structured around properties that benefit from close, regular attention rather than large-scale portfolio administration.

Our typical reply time to a new enquiry is 2 hours during business hours. For urgent maintenance issues raised by an existing tenant, such as a heating failure or a security concern, our on-call coordinator confirms receipt within the same window and arranges a contractor visit as soon as one is available, usually the same day or the next working day depending on the trade required. We log every request with a timestamp so owners can track how a matter was handled from first contact to resolution.

Our standard fee covers rent collection and arrears follow-up, routine inspections, coordination of repairs with vetted local contractors, tenant correspondence, and a monthly written summary of income, costs and any open issues. Larger works, such as roof repairs or full re-decoration between tenancies, are quoted separately once we have a contractor estimate, so owners are never billed for major spend without a clear figure agreed in advance. We list our 11 individual services on request during the first consultation, so owners can choose a package that matches the size of the property.

We handle both. When a unit becomes vacant, we list it, arrange viewings and screen prospective tenants on trading history and references before passing a shortlist to the owner for a final decision. Once a tenant is chosen, we support the lease negotiation on points such as rent review dates, break clauses and repair obligations, though the lease itself is always drafted and signed with proper legal advice. After move-in, the property moves into our regular management routine, which is where most of our work and reporting is focused.

Each owner receives a monthly statement covering rent received, any arrears, maintenance spend against budget, and notes on open matters such as pending repairs or lease renewals. We also flag anything that needs a decision, such as approving a contractor quote above an agreed threshold, rather than waiting for the monthly cycle. Since 2020 we have worked with 210 clients in total, and 56 of them have returned to us for a second property or a further job, which we put down to keeping reporting clear and predictable rather than sending long documents nobody has time to read.

Yes, this is one of the more common ways clients start working with us. We begin with a handover review of existing leases, service charge accounts and any outstanding maintenance items, then write to tenants to confirm the change of management contact. Most transitions take between one and two weeks, depending on how complete the existing paperwork is. We aim to make the change as low-friction as possible for tenants, since a smooth handover reduces the chance of confusion over rent payment details or maintenance requests during the switch.

We currently manage properties across 3 areas of London, based around our office at 71 Brick Lane. This gives our team the ability to visit a property in person within a short travel time rather than relying only on phone calls and photos. If a property sits outside our usual coverage, get in touch anyway. We review each enquiry individually and can sometimes extend cover for the right property, particularly if it is close to one of the areas we already serve.
