These Terms and Conditions ("Terms") govern the use of this website and the commercial real estate manager services (the "Services") provided by Lurimu. By accessing this website or engaging our Services, you ("Client", "you") agree to be bound by these Terms. If you do not agree, please do not use this website or place an order for our Services.
The Services are provided by:
For any queries, complaints, or requests relating to these Terms or our Services, please contact us using the details above. We aim to respond to all enquiries within 5 working days.
Enquiries for our commercial real estate manager Services may be submitted via the website contact form, by email, or by telephone. Submission of an enquiry constitutes an invitation to treat and does not create a binding contract.
A binding agreement for Services is formed only once Lurimu issues a written confirmation (by email or a signed engagement letter) setting out the scope of work, applicable fees, and any relevant terms specific to the engagement. We reserve the right to decline any enquiry at our discretion, for example where the requested Services fall outside our operational capacity or expertise.
Fees for Services are quoted individually based on the scope of the property management engagement, including factors such as portfolio size, complexity, and duration. All quoted prices are stated in Pound Sterling (GBP) and are exclusive of VAT unless stated otherwise, where VAT will be added at the applicable UK rate.
Payment terms, including deposit requirements, invoicing schedules, and accepted payment methods, will be set out in the individual engagement letter or service agreement. Unless otherwise agreed in writing, invoices are payable within 14 days of the invoice date.
The scope of what is included in each engagement — such as property inspections, tenant liaison, lease administration, or reporting — will be clearly detailed in the written confirmation referred to in Section 2. Any services outside this agreed scope will be subject to separate quotation and agreement.
Either party may cancel an ongoing engagement by providing written notice in accordance with the notice period specified in the relevant service agreement. Where no notice period is specified, a minimum of 30 days' written notice will apply.
Fees for work already performed up to the date of cancellation remain payable. Where a deposit or advance payment has been made, any unused portion relating to work not yet carried out will be refunded within 14 days of cancellation, subject to deduction of reasonable costs already incurred.
If you are unhappy with any aspect of our Services, please contact us at [email protected] with details of your complaint. We will acknowledge complaints within 5 working days and aim to provide a substantive response within 21 days. If a complaint cannot be resolved directly, either party retains the right to pursue a remedy through the courts of England and Wales.
Nothing in these Terms excludes or limits our liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited under the laws of the United Kingdom.
Subject to the above, Lurimu shall not be liable for any indirect or consequential losses, including loss of profit, loss of business opportunity, or loss of anticipated savings arising from or in connection with the Services. Our total liability arising out of or in connection with any engagement shall not exceed the total fees paid by the Client for the Services giving rise to the claim in the 12 months preceding the event.
